Service Description
The Rehabilitation Loan Program assists homeowners with low incomes in financing home improvements that directly affect the safety, livability, energy efficiency and accessibility of their homes.
Loan Features:
* Maximum loan amount is $27,000 (an additional $10,000 may be added to satisfy any necessary lead-based paint hazard reduction requirements).
* Maximum loan term is 15 years for properties, and 10 years for mobile/manufactured homes taxed as personal property located in a mobile home park.
* Can be used for rehabilitation of single-family homes, duplexes, townhomes, condominiums, manufactured homes taxed as real or personal property, and eligible units in a Planned Unit Development (PUD).
* Loans are forgiven as long as the borrower does not sell, transfer title, or cease to occupy the property during the loan term.
Eligible Home Improvements:
Basic improvements to the livability, accessibility, energy efficiency and addressing lead paint hazards are eligible. Electrical wiring, furnace replacement, plumbing and septic repairs are just some of the possible repairs.

Typical rehabilitation projects include roofing, windows, doors, flooring, and upgrades on heating, wiring, and plumbing systems. Loans may be deferred (forgiven) or low-interest depending on household income.

Eligibility
Applicants eligible for this program must occupy the home to be rehabilitated. Applicants' assets must not exceed $25,000. The maximum gross income cannot exceed the amount listed on Minnesota Housing's website for the Rehabilitation Loan Program: http://www.mnhousing.gov/wcs/Satellite?c=Page&cid=1358905007175&pagename=External%2FPage%2FEXTStandardLayout
(income limits may change annually, and are adjusted by household size).
